About this Location

Facility Overview

The parking facility at 1712 Pearl St is situated in the heart of Denver\'s vibrant Uptown (North Capitol Hill) neighborhood. Positioned just off East 17th Avenue—often celebrated as Denver\'s premier Restaurant Row—this surface-level parking lot provides convenient, drive-up parking for residents, commuters, and evening visitors alike. Because it is an open-air lot, there are no low overhead clearance restrictions or parking garage height barriers, making it an exceptional parking option for full-size pickup trucks, large SUVs, crossover vehicles, and roof-rack-equipped autos that frequently struggle with clearance in downtown Denver\'s underground garages.

Prime Location & Nearby Attractions

Strategically positioned between the central business district and medical campus corridors, 1712 Pearl St puts drivers within effortless reach of top cultural, dining, and entertainment venues:

17th Avenue Restaurant Row: Immediate walking distance (under 2 minutes) to acclaimed dining spots like Steuben\'s, Ace Eat Serve, Watercourse Foods, and numerous craft cocktail lounges.
The Fillmore Auditorium & Ogden Theatre: Located approximately 7 to 10 minutes walking distance south along Colfax Avenue, making this an outstanding parking base for live concerts and weekend music events.
Colorado State Capitol & Civic Center Park: Roughly a 10 to 12-minute walk southwest, offering direct access to state government offices, cultural festivals, and museum grounds.
Downtown Denver / 16th Street Mall: A quick 15-minute stroll or short 5-minute transit ride straight into Denver\'s central commercial and business core.
Exempla Saint Joseph Hospital & Medical District: Just blocks northeast, providing convenient supplemental parking for clinical staff, outpatients, and medical visitors.

Access, Navigation & Transit Connectivity

Ingress and egress are straightforward via Pearl Street, an accessible urban corridor linking directly to East 17th and East 18th Avenues. Because traffic moves steadily through Uptown, entering and departing the lot is much faster and less congested than attempting to exit multi-level parking structures along the Downtown or LoDo core during peak evening hours. Public transit connectivity is superb, with major RTD bus routes serving 17th Avenue and Colfax Avenue steps away, connecting directly to Union Station and the RTD Light Rail network. Drivers coming from across the metro area can quickly reach the location via Interstate 25 via Colfax Avenue (US-40) or Park Avenue West.
